The city based Darode-Jog properties Pvt. Ltd have announced the setting up of Red Cell which will help solve all the problems old societies are facing. Director of Darode Jog properties, Sudhir Darode said on Friday that Red Cell has been set up in order to provide personalized service for all old societies to redevelop. He said while speaking to Media on Friday.
He further said that the Red Cell will provide complete guidance right from engineering to legal and from viability to implementation, Darode said.
While executing some of the redevelopment projects in recent past, we came across some typical situations and we felt that an organized effort in this regard is the need of the hour, which will surely be a win-win for both, developer and the society members
he added.
The company believes that old societies in the city have become outdated in terms of design, construction, and the facilities they have. Therefore, redevelopment of such societies is must. One more point to be taken into consideration here is that these buildings were constructed in seventies and early eighties when there was a lack of cement. So, it even becomes more important to redevelop such properties as they may cause danger to people living there.
Red cell will offer solutions to a large number of housing societies that face problems such as ceiling leakage, pipe leakage, unavailability of parking space and the lack of lifts and the increasing maintenance cost. And all this may result into the low resale value, said Anand Jog, director, Darode Jog properties, adding that redevelopment is the only solution to overcome these problems.
As per the estimate drawn by Darode-Jog properties that there are around 30,000 housing societies in the city and about 20 percent of these have above problems, the redevelopment task is a challenge and huge one.
We shall also hold special drives to create awareness about redevelopment and its importance. We shall also hold special seminars in the first week of January, where a panel of experts from various related fields will discuss redevelopment and answer the queries of the society members
Jog added.
The Red Cell comprises of experts from legal and engineering to meet the officials of the societies who are interested in redeveloping their old societies. This will be done only on Saturdays with prior appointment

How to calculate FSI, suppose in an area where FSI = 1:1, 1:2 etc. what it means ,as per my knowledge , if 1:1 FSI that means , If I have a plot of say 9000 sq.ft. than I am eligible for 9000+9000 = total 18000 sq.ft. here whether I have to purchase the 9000 fsi from BMC or how it works , Please help.

I need to know if you can help someone in Mumbai. My inlaws had room in chawl which was been demolished alomst 6yrs back since than follow up is on. Now they say its non cess land can you please tel me is it worth spending time, efforts and money in this matter? just don’t want to let it go like that as the property is in prime location Mazgaon.
I would appriciate if you could give me feedback on this.

Our is Pre- 1940 Uncessed building In Matunga (East). Ours is co-operative housing society. Not a cess building. Cess Started from 1971. From 1934 to 1966 it was landlord Building. In 1967 we have formed co-operative housing society.We want to go for redevelopment. Whether we will get permission for redeveopment. Any Rule or Act is available for Redevelopment of Non-Cess Property in Island City Mumbai . Kindly reply .

Hi,
My parents have a property in pune sahakarnagar area,it is more than 35year old building ,We want to redevelope the property but the other apartment owners
are not allowing to do that. The plot is 6000sq ft but only 6 apartments are there
on it,the remaining plot is open. I think the building is not well maintained
& it is risky to stay in it at my parents age (90 year old).
The property is having great potential ,& your company has a great reputation
